Philosophy
We opened our pizzeria for three reasons: we wanted to work for ourselves, we wanted to create something special in our community, and we wanted to have the potential to make more money than we were in our previous jobs. The journey has been challenging, exciting, exhausting and even joyous. Naturally, there have been frustrating times, but we feel proud of what we have created. We have always believed that life is too short to not pursue your dreams. Yes, there is risk involved in stepping into something new, but we didn't want to look back on our lives and think, "I should have done that" or "I wonder if.." One thing that struck both of us is how many unhappy people we have encountered working in jobs they cannot stand, just biding their time. When we announced what we were planning on doing at our former jobs, we had numerous co-workers tell us, "I have always wanted to open a ..., but I can't." Our response was, "Why not?"

The Process
The process for opening a Pablo's Pizza Franchise will vary depending on your situation. If you have a location picked out which does not need much construction work, it is conceivable that a Pablo's Pizza Franchise could be opened within 10-12 weeks. Choosing the location can be the most difficult aspect of opening a business, as it is important to find a great location, negotiate a lease, and arrange for contractors to renovate as needed.
Pablo's Pizza Franchising will train up to two people for 2 weeks in all aspects of running your own Pablo's Pizza Franchise at our Grand Junction site. Once the training has been successfully completed, additional on-site support will be provided prior to opening and once your doors are open for business. Of course there will be frequent visits from the Pablo's Pizza franchising staff making sure that everything is going smoothly after opening.

Start-Up-Costs
The cost to open a Pablo's Pizza Franchise is currently available only in Colorado. Being a relatively small company, we want the franchise to grow at a controlled pace. We want to provide as much support as we can to our franchisees.
Fees for a Pablo's Pizza franchise are a one time payment of $25,000 for the initial franchise fee. Royalty fees are 3% of gross sales. The UFOC has a more detailed account of other fees.
We realize that our fees are somewhat lower than many franchises out there. This is for two primary reasons. We don't have a huge management structure that needs to be supported. And we want to give people a chance to be able to live out their dream of owning their own business by not making it cost prohibitive for them.
Start up costs will vary tremendously, depending on location. We have estimated that starting your own Pablo's Pizza, excluding lease hold improvements, would cost between $100,000-$110,000. That figure includes franchise fees, equipment, opening inventory, and training. It does not include any money for lease hold improvements. Depending on the space leased or purchased, lease hold improvements can add significant expense to opening a business.
We require at least 30% of the start up cash to be in liquid assets, and you will need an additional 3-6 months of living expenses. The start up phase can be challenging, and you want to make sure that you are not putting yourself in a desperate position if sales start out slowly. Pablo's Pizza Franchising LLC will not provide any type of financing. Loans, if necessary, will have to be pursued from banks and require a business plan and collateral. Your banker can assist you with the best loan option.

Owning a Pizzeria
Owning your own business is like having a baby. It is incredibly rewarding, overwhelming and lots of hard work! Be prepared to work, work and work, in order to make your business successful.
Owning a pizzeria is both physically and mentally challenging. In the planning stages, it is primarily planning, dreaming and scheming. "Where will the business be located?" "What kind of furniture will we have? "Where can we find a pizza oven? And how are we going to get it through the door?" ...After awhile, the planning begins to become finalized and decisions have to be made, which leads to the physical work. The more of the set up you can complete yourself, the more money you will be able to save. So, you sand, paint, scrape, clean, mop, lift, move and shop until you drop. It is wonderful to watch your pizzeria begin to materialize before your eyes.
When you are ready to open, the real work begins! Early mornings and late nights are your reality. Most likely, you will try and save every penny you can by doing as much of the work as possible. However, the business quickly grows and grows until you are able to step back.
Pablo's Pizza firmly believes in owner-managers. Franchisees are expected to spend time working in their pizzeria. You will eventually be able to step away and delegate more responsibility to employees. With various systems in place, the place should run smoothly and efficiently. There are always human glitches, otherwise where would the excitement come from? But, since the pizzeria is your baby, we expect that you will want to continue being involved in its daily life. You may not be making pizzas as frequently, or washing dishes, but you are expected to keep a firm hand on the daily workings of your pizzeria.
Your focus also begins to change from survival mode to "How can I continue to keep improving and growing my business." You begin to look at various marketing opportunities, some of which are useless, others can be great. Analyzing your franchise is also exciting and fun, exploring different ideas to speed food production or improve traffic flow inside the store. Your business is a work in progress and will continue to remain so until the day you either sell it or close your doors.

Owner/operator model ensures brand value
Pablo's Pizza Franchises are intended to be owner-operator units, and as such, we have built in the ability for each owner to put their "stamp" on their unit. Each unit, while having a similar look and feel is the creative expression of its owner. And in addition to our regular menu, an owner may opt for a "Pizza of the Week" which is invented by owners, employees and sometimes customers.
Pablo's Pizza Franchising does offer Area Development Agreements to franchisees who are interested in opening multiple stores in an area. However, the franchisee is still expected to be an integral part of each store.
This flexibility is not available with most franchises. We have systems in place to ensure consistent delivery of a high quality product with excellent service, and that is our primary goal.
We provide training in operations, equipment packages, and facility design
By joining the Pablo's Pizza Franchise system, you will gain access to equipment packages and contracts with food suppliers and credit card processing. Franchisees enjoy the benefits and significant cost savings these contracts provide.
We provide in-depth training regarding all aspects of owning and operating a Pablo's Pizza Franchise. Initially, we provide planning assistance with franchise construction details, kitchen design and layout, interior design, signage, menu design, and food and beverage distributor contacts. Before the franchisee's doors open, the franchisee will be trained extensively on all aspects of kitchen operations and restaurant management.
Marketing and website already in place
After the doors open, franchisees can expect support, assistance and problem solving help throughout the term of the franchise. Franchisees are provided with our marketing plan and on-going marketing assistance. The Pablo's Pizza website and trademarked logo will be available for all approved marketing promotions.

Creative Freedom
While we do have strict guidelines for recipes and product use, we also want you to feel comfortable making it your own pizzeria. We don't want Pablo's Pizza Franchises to feel like "chains." This means that while we have to approve the location, interior and exterior designs, menu and other aspects, you can be creative in these different aspects of the business. We expect Pablo's Pizza Franchises to have a certain look and feel, but there is no exact blueprint for this. The menu will be required to contain certain pizzas and other items, but menu changes may be approved. There are thousands of pizza ideas, and some may be a real asset to the menu.
